Our house is located at the heart of the Loire Valley, close to Amboise. It is only 200 km away from Paris- one hour in train through St Pierre des Corps.

The house is 311 m2 with two annexes and a garden, making it a total of 1050 m. All this for a 2 bedroom in Paris.

The house includes : A lobby with an authentic bar counter, Five beautiful over 20m2 rooms, 3 of them equipped with a bathroom, the parental suite (40m2), a magnificent room which is over 85 m2 with roofing framework. A 70 m2 office An indoor dining room. An outdoor dining room under the arbor covered with wisteria. An indoor parking space for at least 3 vehicles, an indoor garage.

The house is made for families, work, and friends.

Built from stones of the area -still visible on the façade-. Thanks to it's thick walls, the house is protected from the cold and the heat.

The roof has been entirely isolated. The Spanish slates were renewed in 2000 by artisans. The isolation was done for a part of the rooms (the house is classified categorie C for electricy consuming, and A for carbon emiting), electricity is standard.

All the windows, except four of them, are double glazed made of wood or PVC.

The house is in a small and quiet village, surrounded by the forest. The woods are perfect for long walk.

You only need to cross the street to reach the village school, the city hall, and a public park. Right in front of the house is a 12-century church which is classified "Monuments de France". ... located on a Gallic site.

Autrèche is located 12 km away from Amboise, and 27 km away from Tours. The access to the freeway is only 2, 5 km.

A modern pellet wood heater installed in an annex supplies the central heating in the winter. During the rest of the year, we use a wood stove and electric heaters that are installed on the second floor. The hot water is provided by a heat recovery water heater which is quite cost saving and effective.

L'INTERIEUR

On the ground floor, a vast 30m 2 lobby with view on the street, with an authentic bar counter (the house used to be a hotel restaurant), a 14m2 dining room, a room with an open bathroom with view on the garden and a 70 m2 office, separated in two spaces. It also has a 14 m2 fitted kitchen with view on the garden, toilets, and a bathroom sink.

On the first floor are four bedrooms, two wide bathrooms (including one in a bedroom) and separated bathrooms. There is also a wide lounge room, an ideal place to relax, watch movies or install a master bedroom. You can also have a bathroom installed (a water evacuation system is already set in place)

The Loft

On the second floor is a gigantic room of 140m2. It's located under a roof that was entirely renewed (Spanish slates set by a craftsperson specialized in the matter). The room has a roofing framework ( it's 4,50 m high). Complete isolation, double gazing windows and skylights.

The garden

The garden is located at the back of the house and far from the madding crowd. It is surrounded by green hedges and is entirely enclosed. It includes an outdoor dining room under the arbor covered with wisteria, and a vast space with decorative trees (birches, lime trees, and gingko biloba). A small vegetable garden was set up. It is surrounded by boxwood hedges and bushes. A few budgerigars inhabit an aviary.

    Le cadre

    The house is located at the heart of Autrèche, a small village located 10 km away from Amboise. Right across our windows is a 13-century church classified as "bâtiments de France".

    Autreche is a former gallic site. The church was built on the debris of a temple. You can see from the two moats remaining that the church used to be a fortified site.

    The village is surrounded by a forest in which the village road allows for long walks. A few kilometers away, you can easily walk for hours and go mushroom hunting in the domanial forest of Amboise.

    Furthermore, the A10 highway is only 2,5 km away. From St Pierre Des Corps train station (30 minutes from the house), Paris is only 1 hour away, as Le Mans. Bordeaux is 1 h 45 away, as is Nantes.

    At the heart of France, the Touraine gives you the opportunity to travel everywhere.

    Technical éléments

    The house was built in 1850. It was made from stones of the area. The street façade was renovated by artisans in 2001. The same thing goes for the roof, which has new battens and is made from Spanish slates.

    The main part is immediately habitable, without having to do any kind of renovation work. The electricity is standard, and each floor has a protected electrical board. Paints have been remade and regularly maintained.

    The house is classified category "C", thanks to its complete isolation of its roof and part of the rooms, and thanks to its equipment: a 2013 Viesmann pellet wood heater with a a heat recovery water heater (300 litters). It is classified category A for carbon emitting.

    The house is supplied with 220V, with a possibility of a three phase. It also offers high-speed ADSL. Connections to fiber is ongoing. No traces of asbestos were detected.

    The front gate is made of wood and its opening and closing is done thanks to a remote-controlled system.

    Autrèche is located 100 meter above the Loire river. It does not have any source of environmental or noise pollution. It is not located in an earthquake zone.
